Bavdhan-An Upcoming Suburb In Pune

Nestled in the Sahyadri hills, Pune is a metropolis that not only offers a pleasant climate and sound infrastructure but also promises a lifestyle suitable to all age groups.

With several IT majors and multinational corporations setting up their offices in Pune, there has been a massive increase in the migrant population of the city over the last few years. The growing favorability of the metropolitan as a technology hub and scores of amenities have helped it to score 12th rank in the City Momentum Index globally. Hence, if you are looking for a residential market that best meets your expectations, then Pune is the ideal market and Bavdhan in the western part of the city is the right sub-pocket.

Bavdhan is one of the oldest localities in the throbbing metropolis and has evolved into a premier residential market over the last five years. With excellent civic amenities and seamless connectivity to other parts of Pune, it is a perfect location for the corporate workforce and student community. Some of the corporate houses located near Bavdhan include Calsoft, Oracle and Cummins India. The area is also replete with several reputed educational institutions such as St. Joseph High School, St. Vincent’s High School, Hutchings, Ryan International, Sri Chaitanya Techno School and Sanskruti School. A few reputed medical facilities located nearby include Opel, Chellaram, Tirupati and Sahyadri Hospitals. For entertainment and shopping too, there are many buzzing destinations including Aditya Shagun Mall, City Pride Kothrud and Oxford Golf Resort.

Bavdhan is well-connected by road, rail and air. For instance, the Satara Road; Mumbai-Bangalore Highway; Mumbai-Pune Expressway and the Kothrud bus terminal, all are accessible within 10-15 km and establish robust connectivity between Bavdhan and other parts of Pune. Moreover, the city airport is just half-an-hour away from the area. The recent approval of the 170-km long Pune Ring Road project by the State Government may further prove to be a game-changer for the micro-market. The proposed road would divert the vehicles coming from Mumbai, Nashik, Aurangabad, Hyderabad and Bangalore and would decongest Bavdhan, located off the Mumbai-Bangalore National Highway.

Another infrastructure development proposed recently is the extension of the Pune metro line from Vanaz to Chandni Chowk, which is three minutes away from Bavdhan. The metro corridor would ease the commute from Bavdhan to various parts of the city including Kalyani Nagar, Ramwadi, Swargate and Pimpri-Chinchwad. Besides, it would also improve the property values in the micro-market.

The air pollution in Bavdhan is also lower vis-à-vis other locations in the city. Independent agencies who have regularly been tracking the pollution levels have concluded that the average Air Quality Index in Bavdhan is “Good” across multiple parameters. For example, the average level of particulate matter in the area during the day is generally around 29.8 μg/m3, and the median level of carbon monoxide has been recorded at 0.6 μg/m3.

Considering the price trends in Bavdhan, the area is a good option for investment purpose, as it promises attractive appreciation in property rates. The report titled ‘JLL’s Tour of India’s top Residential Hotspots – Pune Edition’ released in December 2019 pegs the value of properties in Bavdhan between Rs 5,450 per sq ft and Rs 8,060 per sq ft and anticipates healthy capital returns in future on account of various developments.
