In the past couple of decades, Mumbai – the maximum city has expanded rapidly. It is moving northwards towards Thane and beyond.

As a result of this, real estate developers are now exploring untapped micro-markets such as Kalyan, Panvel, etc. These micro-markets are around the peripherals of Mumbai and have abundant land parcels for new development, open and green spaces for planned developments. Thus, becoming promising residential markets of Mumbai Metropolitan Region (MMR).

A recent report by Knight Frank on Residential Snapshot October 2020 stated that the property registrations in MMR region increased by around 42 per cent month-on-month and 36 per cent year-on-year.  Hence, it can be predicted that these untapped micro-markets are ready to become MMR’s preferred residential locations.

Amongst these micro-markets, Panvel, a region situated in the Raigad district of Navi Mumbai has plethora of open and green spaces. Hence, it has been getting traction from key investors and real estate developers. This pocket is currently planned, maintained and developed by the City and Industrial Development Corporation (CIDCO). Hence, this region in no time will coin itself into a premium pin code.

It is likely to get recognized as the future centre point of MMR real estate landscape as this region provides excellent connectivity, enhanced social and physical infrastructure, planned city layout rooted with trending amenities and facilities, open green spaces and an excellent supply of luxury residential units that are in sync with the preferences of new-age home buyers.

Today’s home buyers have travelled across the globe, and they look for buildings or townships that can provide facilities that aid their new lifestyle. Disposable incomes and exposure to different lifestyle have driven the demand for projects that provide a holistic living experience. With yoga areas, swimming pools, jogging tracks being common amenities, home buyers now look for serious sports like Golf course, hockey fields, football fields etc. in a project.
